Pernod Ricard Travel Retail, Current Builders, others | Waterford Business District | Miami-Dade County

Nuveen Real Estate and Allianz Real Estate scored six new leases and an expansion for an existing tenant at their Waterford Business District near Miami International Airport.

Pernod Ricard Travel Retail, a division of the spirits company that produces Chivas Regal whiskey and Perrier-Jouët champagne, among numerous others, took 9,500 square feet; general contractor Current Builders took 3,000 square feet; and logistics company Southeastern Management took 7,900 square feet, according to a news release from the landlords and their broker.

In other deals, digital marketing firm aikiu is moving to Waterford from Miami’s Little River neighborhood; E&Q Floors from Medley; and electronics firm Rohde & Schwarz from Doral.

Swiss watch and jewelry manufacturer Swatch Group, which leased 26,000 square feet at Waterford this spring, expanded its footprint.

Juan Ruiz and Andres del Corral led the Blanca Commercial Real Estate team that represented Nuveen and Allianz. The brokerage is led by founder and CEO Tere Blanca.

The tenants’ brokers were: Matthew Cheezem of Cushman & Wakefield for Pernod Ricard; Brandie Thompson of Bey America Commercial Realty for Southeastern Management; Michal Bibr and Elias Patsalos of Agora Real Estate Group for E&Q Floors; Gonzalo Rioja of Stone Miller for Rhode & Schwartz; and Sandra Querbin of Brickss Real Estate Company for aikiu.

Along with Allianz Real Estate, Nuveen, an asset manager owned by New York-based TIAA, owns 1.7 million square feet of the office space at Waterford, a 250-acre area that has about 3 million square feet of offices altogether.

The duo launched $8 million worth of capital improvements this year after completing $21 million of renovations in past years, according to the release.

Other tenants at Waterford include Toyota, FedEx, Atkins, Sony, Gilead, Novartis and corporate offices for the sandwich-shop chain Subway.
. This spring, New York-based fintech firm Finsight took 3,000 square feet.

Consulate General of Guatemala | Coral Gables

The Consulate General of Guatemala is moving from Brickell to Coral Gables.

The consulate leased over 5,000 square feet at 999 Ponce de Leon Boulevard for a 10-year term, according to a news release from the tenant’s broker, moving from its home of 25 years at 1101 Brickell Avenue.

Lourdes Cuza of Kerdyk Real Estate represented the consulate, while John O’Neil of Cushman & Wakefield represented the landlord, 999 Ponce LLC, which is led by Xavier and Vanessa Rosales, as well as by Martha Fernandez, records show. They bought the building in 2005 for $20.9 million.

Conversion Media Group | Headway Office Park | Lauderdale Lakes

Content marketing agency Conversion Media Group is opening an office at the Headway Office Park in Lauderdale Lakes.

The firm signed a five-year, roughly 9,000-square-foot lease at the three-story building at 4410 North State Road 7, which is within the Headway office campus, according to a news release from the landlord’s broker.

Driven Brands | Doral

The parent company of several auto repair, maintenance and distribution brands leased a Doral site where a car wash is planned.

Charlotte, North Carolina-based Driven Brands leased the 0.7 acres at 1350 Northwest 87th Avenue to develop a Take 5 Car Wash, according to a news release from the landlord’s broker. The landowner is Lapciuc Group, led by the Lapciuc family, state records show.

Patriarch Israel Lapciuc is a Holocaust survivor who started a textile business in Colombia and then electronics appliances firm Precision Trading in South Florida.

The property is now home to a former Taco Bell, which is set for demolition.

The project marks the first South Florida location for any of Driven Brands’ car washes, the release says. Aside from owning Take 5 Car Wash, Driven Brands’ other subsidiaries include GooGoo Express Car Wash, Supersonic Car Wash and Frank’s Car Wash, according to its website. Its other brands include Take 5 Oil Change, body shop Maaco and the automotive repair chain Meineke.

Azor Advisory Services represented the landlord, while Bryan Fetherston of the Shopping Center Group represented the tenant.
