Montauk Lobster House opened its first restaurant outside of New York in Coral Gables

The Flores family’s Montauk Lobster House leased 3,500 square feet of dining and kitchen space, and a 1,500-square-foot outdoor patio at 1549 Sunset Road, according to a news release from the tenant’s broker. The Flores family opened the first Montauk Lobster House in 2018 in Montauk. Two other New York outposts are in Montauk and Sag Harbor.

The restaurant took over the lease from Gringo’s Oyster House, which previously occupied the space, according to Robert Burstein of Keller Williams Commercial, who represented Gringo’s in the deal. 

Beverly Hills Café VIII, led by brothers Spencer and Daniel Young, owns the building, according to records.  

Trion Properties, Lithium Capital Management, more | Citigroup Center | downtown Miami

Citigroup Center office tower in downtown Miami scored six new tenants and two lease renewals. 

Multifamily real estate investment sponsor Trion Properties opened a 3,700-square-foot office in a spec suite at the tower at 201 South Biscayne Boulevard, marking the firm’s first Miami outpost, according to a Citigroup Center news release. Marex Solutions, a division of customized derivative products manufacturer and distributor Marex, also opened its first Miami office, taking 3,200 square feet at the tower. 

Also, Chile-based investment advisory firm Lithium Capital Management leased 2,400 square feet. 

Three firms moved from elsewhere in Miami. International recruiting and human capital tech solutions firm Kili Topco Limited, and its subsidiary, K2 Human Capital Solutions, will open soon in a 2,500-square-foot space at Citigroup Center. The firms’ former Miami office was in a WeWork space. Global steel trading company Pisec Group took 2,100 square feet; and Miami Downtown Development Authority took 9,300 square feet, according to the release. Pisec’s current Miami office is at 80 Southwest Eighth Street in Brickell, and the DDA is at 200 South Biscayne Boulevard in downtown Miami, according to the respective tenants’ websites. 

In the renewals, Brazilian investment advisory firm Galapagos Advisory expanded to 4,600 square feet, and a law firm renewed its lease for 10,800 square feet. A spokesperson for Citigroup Center declined to identify the law firm.

Alina Plasencia of CBRE represented Trion; Jeremy Larkin of NAI Miami | Fort Lauderdale represented Lithium; Alexander Ferran of RE/MAX City Centre Realty represented Kili and K2; Damla Barrett of Colliers represented Marex; and Danet Linares of Blanca Commercial Real Estate represented the DDA. 

Claire’s, Miami Optical Boutique, more | River Landing Shops & Residences | Miami

Seven retail and restaurant tenants opened at River Landing Shops & Residences on the Miami River

Claire’s has an 870-square-foot store. Miami Optical Boutique opened in a 1,200-square-foot space; event venue Suite SVN opened in 5,800 square feet; Anything is Everything has a 2,000-square-foot boutique; and skin care clinic White Coat Beauty opened in a 1,100-square-foot space, according to a River Landing news release. Also, Ceci Spa Hair and Nails, as well as Divine Lashes & More, each opened a 1,000-square-foot salon. 

Restaurant Carrot Express is expected to open soon in 2,000 square feet. 

In total, the deals represent more than 15,000 square feet. 

Development firm Urban-X Group, led by Andrew Hellinger and Coralee Penabad, completed the mixed-use River Landing at 1400 Northwest North River Drive in 2020. Canada-based H&R REIT owns the 2.2 million-square-foot property. 

The development consists of 360,000 square feet of retail; 135,000 square feet of offices; 528 market-rate apartments; more than 2,000 parking spaces; and a landscaped riverwalk. 

Abercrombie & Fitch, gorjana, more | Brickell City Centre | Miami

Four tenants leased at Brickell City Centre

Abercrombie & Fitch took 3,400 square feet; jewelry store gorjana took 900 square feet; Israeli-Mediterranean bistro Motek took 7,600 square feet; and Black Tap Craft Burgers & Beer took 4,900 square feet at the mixed-use complex in Miami’s Brickell Financial District, according to a Brickell City Centre news release. Motek is expected to open this month, and Black Tap will open early next year. Abercrombie and gorjana have already opened.

Swire Properties completed development of the mixed-use Brickell City Centre 2016. While the firm has sold portions of the complex over the years, it still owns the retail and restaurant space.
