Codina Partners has launched its Multi-Family Property Management Division, an in-house property management group overseeing operations across its growing residential portfolio.

The move advances the company’s vision to deliver a fully integrated, high-quality living experience across its multi-family assets, said Ana-Marie Codina, CEO of Codina Partners.

“Bringing property management in-house is a natural next step in our long-term strategy because we build to hold, we’re focused on ensuring consistency and quality across the entire lifecycle of a building – from development to daily operations,” she said. “This approach not only protects the value of our assets, but provides stability for our residents, insulating them from the fluctuations that often come with changing ownership or market shifts.”

The decision was largely driven by the demands of Codina Partners’ newest project Regency Parc, a 126-unit residential tower in Coral Gables that has begun pre-leasing and pre-construction tours for qualified prospective residents.

“Regency Parc set a new bar for us,” said Armando Codina, founder and executive chairman of Codina Partners. “We recognized early on that a property of this caliber would require an exceptional level of attention and service. While we’ve had strong outsourced partnerships over the years, we felt the only way to truly deliver the hands-on management and elevated experience we envisioned was to bring it in-house. That was the catalyst.”

The new division also assumes management of the now fully completed Palma Downtown Doral lifestyle center and will oversee future properties, including Sevilla Downtown Doral, a 411-unit mid-rise tower that is to break ground this quarter. Each property is to feature its own tailored version of the Codina Partners resident app, which is geared to provide residents with on-demand access to amenities, concierge services, building communications, and more.
