The Moore, Elastica, more | Miami Design District
Dacra scored six tenants at its Miami Design District development.
Dacra leased out 90,000 square feet at The Moore mixed-use building at 4040 Northeast Second Avenue, for offices, a private members club, a gallery and a 13-key boutique hotel and the Elastica restaurant, according to a Miami Design District news release.
Also, Italian luxury fashion brand Brunello Cucinelli leased 4,500 square feet at 139 Northeast 39th Street; Isabella Grutman’s flagship jewelry store Isa Grutman leased 1,100 square feet at 151 Northeast 41st Street; Tiffany & Co. leased 4,000 square feet at 160 Northeast 40th Street; and clothing and accessories boutique Palm Angels leased 2,500 square feet at 173 Northeast 40th Street. All of these tenants have opened.
In addition, Reserve Padel opened three glass-enclosed courts and a pro shop at 75 Northeast 39th Street, the release says.
The leases come on the heels of Dacra, led by Craig Robins, scoring nine tenants in the Miami Design District, including a Gucci menswear boutique, Alexander Wang and Diesel.
maman | Miami’s Edgewater
Café and bakery maman will open at Kushner Companies and PTM Partners’ apartment tower that’s under construction in Miami’s Edgewater.
The café leased roughly 2,000 square feet on the ground floor at the 36-story project at 2000 Biscayne Boulevard, according to the developers’ news release.
Taryn Brandes and Emily Green of Brand Urban, and Michael Sullivan of Vertical Real Estate represented maman. Lyle Stern, also of Vertical, represented the landlords.
New York-based Kushner and Fort Lauderdale-based PTM’s 420-unit project will consist of studios, as well as one- to three-bedroom apartments, the release says. It’s part of a bigger project that will have roughly 1,300 units and include two more towers at 1900 Biscayne Boulevard. Kushner, led by Charles Kushner, Nicole Kushner Meyer and Laurent Morali, bought the 0.8-acre 2000 Biscayne lot in 2021 for $20.5 million, records show.
PTM’s CEO is Michael Tillman.
The 2000 Biscayne tower is expected to be completed this summer, according to the developers’ spokesperson.
maman, founded by Elisa Marshall and Benjamin Sormonte in New York in 2014, is a French-inspired venue that’s been expanding in South Florida. Last fall, it leased space at 51 Northwest 26th Street in Miami’s Wynwood, at 136 Miracle Mile in Coral Gables and at 477 South Rosemary Avenue at the CityPlace mixed-use complex in downtown West Palm. In March, maman also leased at the planned Avenida Biscayne retail project 2747 Northeast 193rd Street in Aventura.
The expected completion date of 2000 Biscayne and maman’s expected opening date at the tower weren’t immediately provided.
WorQ Coworking | Miami’s Brickell
South American flex office provider WorQ Coworking will open its first U.S. outpost at Panorama Tower in Miami’s Brickell.
The firm leased 24,600 square feet at 1101 Brickell Bay Drive, where it will open in September, according to the landlord’s news release.
Ben Sarason of Cushman & Wakefield and Grant Gassman of Blanca Commercial Real Estate represented the tenant. Jake Freeman of Colliers represented the landlord.
The Hollo family’s Brickell-based Florida East Coast Realty completed Panorama Tower in 2018 with 821 apartments, a 208-key Hyatt Centric Hotel, 112,700 square feet of offices, 25,200 square feet of retail and a 2,000-space garage. At 868 feet, Panorama is the tallest residential tower on the Eastern Seaboard south of New York.
Florida East Coast was founded by the late Tibor Hollo, who died this year at 96.
WorQ, based in Quito, is led by CEO Bryan Burgos.
The lease comes on the heels of Action Black fitness center, founded in Medellín, Colombia, leasing space at Panorama for its first Florida outpost.
Panorama still has about 72,000 contiguous square feet available, according to the news release.
ABA Centers of Florida | Royal Palm Beach
An autism testing, diagnostic and therapy center will open its fifth Florida outpost in Royal Palm Beach.
ABA Centers of Florida leased the entire 13,300-square-foot first floor at the University Centre building at 9701 Belvedere Road, according to a news release from the landlord’s broker. ABA Centers will open in December.
Damla Barrett of Colliers represented the tenant. Robert Nuchereno and Denise Leyendecker of Katz & Associates, and Tim Weber of Acquest Development represented the landlord.
Williamsville, New York-based Acquest completed the two-story University Centre office building on a 3-acre site this year, according to real estate database PropertyShark.
ABA Centers has outposts at 7000 West Palmetto Park Road in Boca Raton and 4163 Northwest Federal Highway in Jensen Beach, according to its website. It also is slated to open at 2145 Metrocenter Boulevard in Orlando and open another outpost in Tampa.
Studio Three | Wynwood
Fitness center Studio Three opened in Miami’s Wynwood.
The Chicago-based gym leased 9,000 square feet on the ground floor of the Artem apartment building at 90 Northwest 29th Street, according to the tenant’s news release. Led by CEO David Blitz, Studio Three offers interval training, cycling and yoga.
Miami-based Lennar completed the 12-story Artem building with 189 apartments and roughly 17,000 square feet of commercial space in 2022, according to records. Lennar is led by co-CEOs Stuart Miller and Jon Jaffe.
